Future Rooms builds insulated, year-round garden rooms in Lincoln and Lincolnshire. These are supplied with 97mm or 122mm SIPs, which give the rooms excellent insulation. Teams handle ground-screw foundations and on-site assembly; most installs finish in four to five days. Standard specification includes UPVC glazing, an EPDM roof, guttering, laminate flooring, trim, LED lighting, and a fuseboard. Cladding options include Thermowood, British Cedar, Western Red Cedar, or composite.

We have 8 models to choose from; the Metro has a bright, contemporary design for use as an office or leisure room. The Haven has a striking diagonal overhang and a single door flanked by glazed panels. Our Witcombe model has a recessed front and an apex roof to meet height rules near boundaries.

Self-build kits are ideal for homeowners who aren’t in a position to wait for an installed garden room, office pod, or studio. Our DIY Garden Room Kits can be selected from the ‘off the shelf’ set size range or by using the ‘made to measure’ service for individual project requirements.

Man Cave in Lincoln

A project to build a man cave to be used for a client at the end of their garden. The room was to accommodate a 50” screen to be used for watching live sports and gaming. The building was to accommodate comfy seating for a few people. Because of the sound system to be used, they fully fitted this room with acoustic walls. The build was a bespoke size and made from cedar timber with French doors with blinds to block out sunlight.
