Installed Garden Rooms in Scotland

Future Rooms builds insulated garden rooms and garden offices throughout Scotland, including Glasgow and Edinburgh. Built using SIPs, our rooms are designed for strong thermal performance and quick on-site installation, with most standard installations completed in around four to five days.

Our Premier range includes eight models: Studio, Executive, Haven, Metro, Diplomat, Glevum, Witcombe and Solo. The Studio features wide front glazing and is our most popular design. The Executive has a recessed front elevation, decked step and generous glazing. The Diplomat has a distinctive glazed corner, while the Glevum and Witcombe feature apex roofs. For smaller spaces, the Solo is our most compact model, starting at 2.5m x 2.5m.

The Studio, Executive, Haven and Metro are also available in our Classic specification. Classic rooms come in a fixed selection of sizes with Thermowood cladding. Premier rooms offer more flexibility, including alternative sizes, different cladding finishes, glazing changes, extra windows and doors, heating, lighting, partitions and plastered internal finishes.

DIY Garden Room Kits

Future SIPs supplies DIY garden room kits across Scotland. Each kit uses cut-to-size SIP panels and comes with instructions and technical drawings to make on-site assembly more straightforward for a skilled DIYer or builder.

Choose from three kit levels: Shell, Shell & External or Complete. A Shell Kit contains the structural SIP components and composite roof. Shell & External Kits add the glazing, external cladding and weatherproofing materials, while Complete Kits also include the materials required to finish the interior.

Premier kits are available across the full model range and can be produced in alternative sizes. Premier Complete and Shell & External Kits also offer a choice of cladding finishes. Classic kits are available for the Studio, Executive, Haven and Metro in the listed sizes with Thermowood cladding.

We supplied a Thermowood-clad Metro model to a client in Glasgow. The fully insulated room included the standard specification and is used as a home office for the client’s advertising business.

We install garden rooms and deliver DIY garden room kits across mainland Scotland, including Glasgow, Edinburgh, Dundee, Aberdeen, Fife, Perth and Stirling.

Delivery to Edinburgh, Glasgow and mainland locations is £450. Deliveries to the Scottish islands are quoted separately according to the location and access requirements.

DIY kits are delivered kerbside, so suitable access and space for unloading will be needed. For installed garden rooms, customers should also make suitable parking and any required permits available during delivery and installation.

Delivery to Edinburgh, Glasgow and mainland locations is £450. For the islands, we’ll provide a separate quote based on your location. Kits are delivered kerbside, so it is important to make sure there is suitable access for unloading when your order arrives.

Premier installed garden rooms and Premier DIY kits can be produced in alternative sizes. Premier installed rooms can also be customised with options such as different cladding, glazing changes, extra windows and doors, heating, lighting, plastered finishes and internal partitions. Classic rooms and kits are supplied in the listed sizes and fixed specification.

In many cases, no. Garden rooms fall under Permitted Development, but you should check with your local planning authority if you are unsure. That is especially worth doing if your property is listed, in a conservation area, or affected by Article 4 directions, as those can limit Permitted Development rights.

Customers should make suitable parking and any required permits available for delivery and unloading. DIY kits are delivered kerbside, so there must also be enough access and space to unload the components safely.

We offer both installed garden rooms and DIY kits. The DIY kits are made using SIPs and are supplied with drawings and instructions for efficient on-site assembly by a skilled DIYer or builder.

Most standard installed garden rooms are completed in around four to five days on site. Installation dates depend on current availability, access and the size and specification of the room.

A garden office pod is simply a garden room designed mainly for home working. It offers a separate workspace away from the house and can be used for a desk setup, video calls, focused work or running a small business from home.
