Garden Rooms Scotland

Future Rooms builds insulated, year-round garden rooms throughout Scotland including in Glasgow and Edinburgh. These are built with 122 mm SIPs for excelent insulation. Teams handle ground-screw foundations and on-site assembly; most installs finish in four to five days. Standard spec includes UPVC glazing, EPDM roof, guttering, laminate flooring, trim, LED lighting, and a fuseboard. Cladding options include Thermowood, British Cedar, Western Red Cedar, or composite.

Our Executive model has a deep front canopy for shade and a premium feel. The Diplomat features clean lines with a full-width overhang and wide glazing for natural light. Glevum blends classic proportions with contemporary detailing, ideal for studios, gyms, or guest space.

DIY Garden Room Kits

Future Rooms supplies a range of stunning self-build garden rooms tailored for DIY enthusiasts and skilled installers across Scotland. These come in two options. the shell kit, which is the shell with insulation, which you can customise. The other option is the complete kit, which has all you need for a complete garden room. You can choose two insulation types with the complete kit.

We have 11 models, which come in various sizes and cladding finishes. The studio with big glazing at the front is our most popular design. If space is an issue, our Snug model is our smallest at 2.4 m x 3 m.

Each garden room is built with SIPs and delivers exceptional thermal efficiency and airtightness, requiring minimal assembly on site. With a sleek, modern finish, these garden rooms are built to maintain their high performance year after year.

The Diplomat model has a stylish, glazed corner design to enjoy dual aspects from the inside to the outside.

With glazing offset to one corner, the Glevum is efficient in terms of use of space. A stylish insulated garden room for year-round use.

The Witcombe garden room incorporates an apex roof and a stylish recessed front wall.

Solo

Small and stylish, our Premier Solo is the perfect addition to your garden to create a comfortable workspace at home.

Classic Haven

The Haven has a single opening door with glazed panels to either side make the front elevation sleek and clean, with lots of light into the room.

Metro

The metro model is a bright, contemporary and bold garden room, perfect for home office working and leisure use.

Home Workshops

We supply strong, insulated DIY garden workshops in Edinburgh, Glasgow and throughout Scotland. Our prefabricated kits are built with reinforced walls, floors, and roofs, so they’re usable year-round and durable.

The kits include pre-cut SIP panels (walls & roof), heavy-duty insulated floors, timber clad doors, steel door frames, windows, roof sheets, fascias, flashings and all fixings. Everything comes with full installation instructions.

They’re designed to sit on concrete or solid paved bases and can handle ride-on lawnmowers, motorbikes, workbenches or fixed machinery.

Made using our own in-house SIPs system, these workshops offer strength, versatility, and long life.

We also supply energy-efficient prefab annexes and modular buildings that suit a wide range of needs throughout Scotland. As well as granny annexes, our range of modular SIP buildings includes modular offices, leisure buildings, sports pavilions, and school classrooms. As these are large projects, we also specialise in bespoke solutions.

To build our annexes and modular buildings, we manufacture our own SIP panels. This ensures precision, strength and sustainability. Building with SIPs speeds up on-site build time and has many other benefits.

For these, we offer full installation or self-build options, which gives you the flexibility to choose the approach that works best for your project. We are experts in providing building solutions for homeowners, self-builders, architects, schools and healthcare organisations.

Accommodation Pods

We design and build insulated pods for glamping and accommodation across Scotland. Glamping pod models include Classic, Premier, Maximus and Escape, with curved roofs, plenty of light and flexible layouts.

We also produce modular pods that are built using SIPs, including the Cube, Barn, Abode, Retreat, Lodge, Cabin, Duo and Trio. They’re prefabricated for efficient delivery and quick assembly, Our trio pod is big and combines the Cabin and Cube pods and can be built to size.

For harder-to-access sites, we supply flat-pack kits in “shell & external” form, with an optional internal-finishes kit and clear install instructions for competent tradesmen or DIYers to install.

Our pods suit glamping sites, hotels, schools, pubs, activity centres and sports clubs. Choose a full build or kit supply.

Garden Office Pod Galashiels

We supplied a thermowood metro model for a client in The Scottish Borders. They fully insulated this build with all the standard options. This building was to be used as a home office for the client’s advertising business.

Music Room Glasgow

A client needed a music practice room and studio to home a few people to play instruments and a desk area for editing. The client selected the 5x4m DIY studio model because of the design and window configuration. They decorated the room with dark colours to create a vibe. Cedar was the wood of choice for this build with French-style doors and commercial grade flooring.

DIY Garden Room Edinburgh

This is the end result of a self-build garden building that a customer built in Edinburgh. They made it using one of our 3 x 3m studio garden room kits

Escape Pod

This is one of our Escape model pods that we supplied to a customer in Portree. The pod was delivered to the customer, ready to be installed. They are using this building for holiday accommodation. We offer a variety of modular and self-build pod options across Scotland.
