Future Rooms supplies DIY garden room kits across Scotland. These are a practical way to build an insulated garden office, studio, or home gym. Each flat-pack kit uses cut-to-size SIP panels and comes with instructions and technical drawings to help make assembly more straightforward.

There are different kit levels available, from the basic shell through to options with external and internal finishes included. You can also pick from Classic or Premier specifications, with a choice of glazing, cladding and finish upgrades. This gives you a bit more control over the project while still starting with a properly designed, insulated garden room kit.

We can install garden rooms or deliver DIY garden room kits across Scotland, including Glasgow, Edinburgh, Dundee, Aberdeen, Fife, Perth and Stirling.

Delivery to Edinburgh, Glasgow and mainland locations is £500. For the islands, we’ll provide a separate quote based on your location. Kits are delivered kerbside, so it’s worth making sure there is suitable access for unloading when your order arrives.

Our garden rooms are made to order and can be produced in bespoke sizes and specifications. The installed range can also be customised with options such as different glazing, extra windows, heating, lighting, plastered finishes and internal partitions.

In many cases, no. Garden rooms fall under Permitted Development, but you should check with your local planning authority if you are unsure. That is especially worth doing if your property is listed, in a conservation area, or affected by Article 4 directions, as those can limit Permitted Development rights.

Customers should make parking and any required permits available for delivery and unloading.

We offer both installed garden rooms and DIY kits. The DIY kits are made using SIPs and are supplied with drawings and instructions for efficient on-site assembly by a skilled DIYer or builder.

Most standard installed garden rooms are completed in around four to five days on site, and installation can usually be scheduled from around four weeks out, excluding service connections and larger bespoke projects.

A garden office pod is simply a garden room designed mainly for home working. It offers a separate workspace away from the house and can be used for a desk setup, video calls, focused work or running a small business from home.
