Preparation

Please ensure that the drawing we’ve supplied meets your requirements and order confirmation. Prior to delivery, please make sure that the area for the garden room is levelled and clear of obstacles.

As we require power for the installation, please ensure that an electrical socket is available and that someone is on site on day one of the build to confirm the exact position of the room.

Foundations

You will need to consider the type of base that your garden room will be constructed on. Typically, we would expect you to need one of the three types of foundation: pad, ground screws or existing/new concrete base.

3 Types of foundation

Ground Screws: Galvanised pins that screw into the ground, creating a strong level platform for your garden room.

Pad Foundation: Used where rocky conditions are found. We remove the top soil, dig a hole out of the hard ground and back fill with a quick dry concrete to form a pad foundation. We then use our adjustable feet to level off the base of our room.

Existing Hard Standing: When a room is installed onto existing hard standing, our adjustable pad levels the base of the garden room.

Installation

As experienced garden room manufacturers and installers, we build your garden room for you. Charges will vary accordingly to your room size and location and will be confirmed with your order confirmation.

Extras and Upgrades

We can offer extras and upgrades to create the prefect garden room for your needs.

Heating

We can offer a range of heating options for your garden room, including wall mounted heaters, oil filled heaters and under floor electric heating.

Glazing

Our standard glazing for all our garden rooms is Anthracite Grey UPV C and our doors come with multiple locking points and shoot bolts. Glazing is 28mm toughened glass fitted as standard. We offer acoustic glass as an upgrade and all glazing can be upgraded to aluminium.

Flooring

We use a Howdens’ laminate V Groove System in all of our garden rooms with Oak as our standard finish. We can offer other colours and engineered wood flooring as an upgrade.

Luxury Garden Building Payment Terms

Payment Terms

We offer structured terms to support you with the purchase of your garden room, with a four stage payment plan as follows:

Stage 1: £1,000 deposit to secure your order, built slot and installation date.

Stage 2: 35% of the total room cost due 4 weeks before your agreed installation date (this amount includes the £1,000 deposit already paid).

Stage 3: 55% of the total room cost will be due for payment once the room is on site and being installed, usually on Day 3 of the installation.

Stage 4: 10% of the total room cost is payable when the room has been fully completed. This is usually 4 weeks following completion of the installation, giving time to allow your room to settle and any post-installation issues to be addressed. When the final payment has been received, we will issue all the relevant certification and guarantees.

Garden Room Delivery

Delivery Information

Your Garden Room will be delivered and unloaded to the kerbside or drive.

  • We will require parking to unload our vehicles. Usually, four parking spaces are adequate.
  • If parking permits are required, please make these available during delivery.

Design, Build and Installation

Yes, all of our rooms are made to order and can be made in any size and specification required.

Yes. We very rarely build any two rooms that are exactly the same. You can choose from a range of standard and extra features to get the exact room you want.

Typically, rooms take seven days on site to complete. The panels are built in advance in our workshop, then the room is constructed and finished on site.

Most garden rooms will not require planning permission and will fall under Permitted Development rights. However, if you are unsure, please seek guidance from your Local Planning Authority.

All of our rooms come with either a pad or a piled foundation. We require a flat, level site, and we can undertake groundworks for you at an additional charge.

Cedar and Thermowood cladding are maintenance-free. Tanalised Redwood will require treatment throughout its life.

All of our rooms come with UPVC glazing. The colours vary according to the range you choose. We can also offer upgrades to Aluminium if required and we frequently install variations of size and type of windows including bi-fold doors, roof lights and half height panels.

No. All of our rooms are installed ready for connection to mains electricity, however you will need to arrange for the supply to be brought to the room. We can provide a quotation for this at an additional cost.

We are used to properties with challenging access and can ensure rooms are custom built in our workshop to accommodate this.

Yes. Delivery charges will apply and are dependent on location.

Warranty

Yes, all of our displayed prices include VAT at the current rate of 20%.

All of our garden rooms come with a 10 year guarantee. This excludes storm or malicious damage.

Our payment terms span four stages:

The Future Rooms guarantee means we will seek to remedy any defect or fault arising from materials or workmanship. The process and steps we will take are clearly set out in our Standard Terms and Conditions and our Future Rooms Guarantee.
