Future Rooms are specialists in the supply and construction of insulated garden rooms, and we can install our full range throughout Kent. We have a range of 8 models to choose from, which come in a variety of designs. You can choose sizes from small 2.5 m x 2.5 m garden rooms up to large 6 m x 4 m options. We can also create bespoke designs and sizes for you, thus creating the perfect extra space for your home.

Installed rooms can be ready for installation within as little as four weeks, so no long waits for you to enjoy your new space. Our experienced installation teams will handle all the on-site assembly, including ground screw foundations (excluding connections to services). Most of our garden room builds can be completed within four to five days on site except for larger bespoke buildings.

DIY Garden Room Kits

Our DIY garden room kits are suitable for a variety of uses, including as a home office, leisure space or study room. These arrive as precision-cut SIP panels that slot together, creating an airtight, highly insulated shell backed by a ten-year guarantee. Two specifications keep choices simple: Premier kits use 122 mm panels for maximum thermal performance, while Classic kits employ 97 mm panels for a more economical build, both suited for year-round use.

Each kit is offered in two build stages—Shell or Complete—so you decide how much finishing work to take on. Standard packs include fixings, drawings and video instructions, and you can upgrade cladding, glazing and doors to match your style. The result is a strong, energy-efficient extra room that confident DIYers can erect quickly without the disruption of a traditional extension.

Luxury Studio in Tunbridge Wells

This large studio is fully insulated and made from cedar wood. We built this luxury room for a client recently in their garden in Tunbridge Wells. The building’s role was as some extra living space.

Inside A Classic Studio

Classic Studio

We supplied a Classic Studio for a family in Tunbridge Wells. The primary function of this build was to serve as a playroom for the children.

This building is one of the larger options. Its dimensions are 6.8 m x 3.8 m, and the exterior cladding is redwood cladding. We designed and built this with extra glazing for more light inside.

Studio in Maidstone

We built a 5×3 studio garden room for a professional photographer to use as a photographic studio. They selected the studio model because of the amount of natural light the enormous doors and windows let in. We built this one using redwood and Anthracite Grey UPVC glazing. We decorated the interior in white with quality commercial-grade laminate flooring. The room accommodated 2 desks and storage for work equipment for the client.

Studio in Sevenoaks

This is a cedar studio model room we built at the end of the garden for a client in Sevenoaks. This one is a multi-function room which doubles up as extra living space with a home office.

Man Cave in Gillingham

They requested us to supply a small man cave at the side of a client’s house in Gillingham. The customer opted for the executive model made from redwood. They primarily used this building for watching movies and gaming. They also installed a small bar, and we decorated the room to meet the client’s requirements.

FAQs

Design, Build and Installation

Yes, all of our rooms are made to order and can be made in any size and specification required.

Yes. We very rarely build any two rooms that are exactly the same. You can choose from a range of standard and extra features to get the exact room you want.

Typically, rooms take seven days on site to complete. The panels are built in advance in our workshop, then the room is constructed and finished on site.

Most garden rooms will not require planning permission and will fall under Permitted Development rights. However, if you are unsure, please seek guidance from Kent County Council.

We will install groundscrew foundations on all installed rooms (unless a concrete base already exists or is to be provided separately)

Cedar and Thermowood cladding are maintenance-free. Tanalised redwood will require treatment throughout its life.

All of our rooms come with UPVC glazing. The colours vary according to the range you choose. We can also offer upgrades to aluminium if required, and we frequently install variations of size and type of windows, including bi-fold doors, roof lights and half-height panels.

No. All of our rooms are installed ready for connection to mains electricity; however, you will need to arrange for the supply to be brought to the room. We can provide a quotation for this at an additional cost.

We are used to properties with challenging access and can ensure rooms are custom built in our workshop to accommodate this.

Warranty

Yes, all of our displayed prices include VAT at the current rate of 20%.

All of our garden rooms come with a 10-year guarantee. This excludes storm or malicious damage.

Installed Rooms

  • A £1,000 deposit to secure your order, built slot and installation date.
  • 45% of the total room cost is due 4 weeks before your agreed installation date (this amount includes the £1,000 deposit already paid).
  • 45% of the total room cost will be due for payment once the room is on site and being installed, usually on Day 3 of the installation.
  • 10% of the total room cost is payable when the room has been fully completed. This is usually 4 weeks following completion of the installation, giving time to allow your room to settle and any post-installation issues to be addressed. When the final payment has been received, we will issue all the relevant certification and guarantees.

Garden Room Kits

  • A £1,000 deposit to secure your order, built slot and installation date.
  • 50% of the total room cost is due 4 weeks before your agreed delivery date (this amount includes the £1,000 deposit already paid).
  • 50% of the total room cost will be due 7 days prior to the delivery date

The Future Rooms guarantee means we will seek to remedy any defect or fault arising from materials or workmanship. The process and steps we will take are clearly set out in our Standard Terms and Conditions and our Future Rooms Guarantee.
